Frequently asked

Do I need permission from building management or neighbours for a glass balcony?

It depends on your building. A glass balcony may be subject to your building’s management plan and a decision of the owners’ board; some complexes prescribe profile colour and system type to keep the facade uniform. We recommend checking your management plan and talking to your building manager before installation. During the survey we can prepare technical details and visuals you can present to the management. For a legal assessment, please consult a professional.

Does a glass balcony provide thermal insulation?

Standard single-glazed systems block wind, rain and dust and make the balcony usable in shoulder seasons, but they do not provide true thermal insulation. If you need real insulation, choose a double-glazed glass balcony: the air or gas gap between the panes and an optional Low-E coating significantly reduce heat loss. Seal and gasket quality and installation workmanship also have a direct effect on the result.

Folding or sliding: which glass balcony system suits me?

A folding system stacks all panes to one side and opens the balcony almost completely in summer, ideal if you want a wide opening. A sliding system moves panes over each other on tracks; it is more economical and practical on narrow balconies, but part of the opening always stays glazed. Balcony size, how you use the space and your budget decide. See our folding or sliding article for a detailed comparison.

How long does glass balcony installation take?

After measurement, the profiles and glass are made to your dimensions; production usually takes 7–15 business days depending on the system and glass type. Installation on a standard apartment balcony is mostly completed in one day. Corner or very wide balconies, double-glazed systems and high floors requiring scaffolding can take longer. On installation day our team protects the work area and cleans up afterwards.

Who is a guillotine glass system suitable for?

A guillotine system opens panes vertically, usually with a motor. It suits large terraces, restaurants, cafés and homeowners who want an uninterrupted view, as there are no vertical sash profiles in the line of sight. It can be operated by remote control or integrated with smart home systems. The load-bearing capacity of the ceiling and floor must be checked during the survey.

Do you take a deposit for glass balcony orders?

For made-to-measure work such as glass balconies, winter gardens and pergolas, part of the total is taken as a deposit when the quote is approved so production can start; the balance is paid when installation is complete. The deposit rate and payment plan are stated clearly in the written quote and agreement. No deposit is taken for car glass work; payment is made when the job is done.

Good to know

Glass balcony systems: which one suits you?

A glass balcony closes the open part of your balcony with tempered glass panels that can be fully opened whenever you like. The right choice depends on the balcony width, floor height, wind load, budget and the months of the year you want to use the space. At İKİZLER every project starts with a free survey: we measure on site and present the options side by side in a written quote.

Folding glass balcony

The folding glass balcony is the most popular system. Glass panels slide along a track and stack at one or two corners, so almost the entire balcony can be opened. Its frameless look makes it the option that interrupts the view the least. Each panel can be turned into a cleaning position, so you can wipe the outside from indoors.

Double-glazed glass balcony

If you want to use the balcony as part of your living room in winter too, a double-glazed glass balcony is the right choice. Double glazing and insulated profiles noticeably reduce heat loss compared with single-glass systems and lower the risk of fogging and condensation. A Low-E coated glass option also limits solar heat in summer.

Sliding and guillotine systems

A sliding glass balcony opens by sliding panels in front of each other. It is an economical solution and practical on narrow balconies. Guillotine glass systems lift the panes vertically. Motorised models work by remote control and give a modern look on wide openings such as terraces, cafés and restaurants. For those who want to walk out without stepping over a sill we also offer a threshold-free glass balcony.

What do glass balcony prices depend on?

Glass balcony prices cannot be summed up with a single per-m² figure. The main factors that shape your quote are:

  • System type: Sliding systems are usually the most affordable; double-glazed and motorised guillotine systems sit at the top end.
  • Glass type and thickness: 8 mm or 10 mm clear tempered glass, smoked or bronze glass, double glazing and Low-E units all affect the price differently.
  • Size and number of corners: L- or U-shaped balconies need extra work at the corner joints.
  • Floor height and access: Higher floors may need scaffolding, a basket crane or additional safety measures.
  • Profile colour and accessories: Painted profiles such as anthracite or bronze, drip edges, locks and extras like pleated blinds and insect screens change the total.

What to check before you order

In apartment buildings and gated communities a glass balcony changes the facade, so it may be subject to decisions by the owners' board or site management. We recommend speaking to your management before installation and choosing the profile colour accordingly if a uniform facade is required. Drainage, railing strength and the load capacity of the ceiling are checked during the survey, and any small repairs are planned before installation.

Maintenance and service

Regular care is what extends the life of a glass balcony. Sweeping the tracks twice a year, checking the rollers and keeping the seals clean is enough. If an older system is stiff, has a broken roller or lets water in, our glass balcony repair and maintenance service fixes it on site. To choose the right system together, get a free quote.
