Threshold-Free Glass Balcony

What is a threshold-free glass balcony?

In standard glass balconies the bottom track sits a few centimetres above the floor and forms a step. In a threshold-free system the track is recessed into the floor or replaced by a special profile only a few millimetres high. Panels work on the folding principle; when opened, there is a seamless transition between balcony and interior.

Advantages

  • Safe passage: No trip hazard for children, older people and wheelchair users.
  • Aesthetics: Flooring runs right up to the track; the balcony looks like part of the living room.
  • Easy cleaning: No dust or leaves collect in the threshold corner.
  • Folding comfort: Most of the opening is usable once the panels are stacked.

Who is it for?

Ideal for new or renovated balconies, flats that merge the balcony with the living room, villa terraces and homes where accessibility matters. Recessing the track into an existing balcony requires cutting tiles and screed, so we always check the floor build-up and waterproofing during the survey. In apartment blocks, management approval under condominium rules is recommended first.

Threshold or threshold-free?

A threshold adds an extra barrier against rainwater and offers higher tightness on windy upper floors. A threshold-free system wins on comfort and looks; with a proper drainage channel and fall it causes no water problems. We choose the best option together based on orientation and floor height.

What affects the price

Prices rise with recessed-track labour, floor cutting and drainage channel needs. Glass type, profile colour and panel count also affect the price per m². See an estimate with the price calculator or request a quote.

Maintenance

Regularly cleaning the recessed channel and drainage holes keeps water flowing out. Lubricating the wheels with silicone once a year is enough.
