Before and after

The project story
Need
The owner wanted to walk from the living room onto the balcony without any threshold, on a floor a robot vacuum could also cross. The residence management only allowed a specific profile colour and clear glass on the facade. Wind load had to be considered because of the height.
Solution
We reviewed the management specification before the survey and proposed a threshold-free folding system in the approved colour. The bottom track was recessed flush with the floor finish, with a drainage channel inside the track. For the wind load on the 22nd floor we used 10 mm tempered glass and two-point locks on every sash. Installation was completed from inside in a day and a half, without a facade team.
Process
During the period between survey and installation, the site management received a technical data sheet and a method statement. Lift use and material delivery were planned with management in advance, and at handover the owner received a short note on cleaning the flush track.
Result
The living room and balcony are now used as a single space. With the sashes closed it stays quiet even on windy days; opened, the balcony is completely free. Site management found the installation compliant with the facade standard.
