Before and after

The project story
Need
The owners could only use their 4.8-metre corner balcony, directly exposed to the south-westerly wind, in summer. In winter the balcony door stayed shut and that side of the living room was cold. They wanted a solution that kept the view intact while reducing heat loss.
Solution
At the survey we measured a slope of about 2 cm towards the outer edge of the slab. Because we levelled the bottom frame with adjustable shims, the sashes glide with the same force along the whole length. A double-glazed folding system (4+12+4 mm, Low-E coated) with a post-free corner joint was chosen, in anthracite to match the building’s other balconies. All sashes can stack in the left corner. Installation took two days from inside, with no scaffolding on the facade.
Process
From survey to installation took about two weeks, during which profiles and double-glazed units were made to measure; the building management was notified of the installation day in advance. The owners were shown on site how to fold and lock the sashes and clean the tracks.
Result
The balcony is now used as an extension of the living room for most of the year. Closed, it keeps wind and rain out; open, it is a balcony again. The owners received a coded warranty certificate for the system.
