Glass balcony cleaning and maintenance: a step-by-step guide
Regular cleaning and simple maintenance keep your glass balcony running smoothly and quietly for years. This guide covers cleaning tracks and wheels, checking seals, silicone lubrication and safely cleaning the outer surface.
By İKİZLER Teknik Ekip

Used correctly, a glass balcony is a system that runs trouble-free for many years. But in a dusty, humid city exposed to sea air like Istanbul, dirt building up in the tracks, water that never dries and hardened seals can eventually make the panels hard to open, noisy and prone to leaks. The good news is that most of these problems can be prevented with simple maintenance every few months.
How often should you clean?
- Glass: Once a month or every two months depending on how dirty it gets.
- Tracks and drainage holes: Every three months; more often during dusty and pollen seasons.
- Seal and wheel check: Every six months.
- Professional service: Once a year, ideally before winter.
What you need
- A soft microfibre cloth and a squeegee
- Lukewarm water and a neutral, non-abrasive detergent
- A soft brush or an old toothbrush for the tracks
- The narrow nozzle of a vacuum cleaner
- A silicone-based spray lubricant
What you must avoid: steel wool, hard scouring sponges, bleach, thinners and acidic cleaners. These products damage the glass surface, the profile paint and the seals over time.
Step 1: Clean the tracks
Clean tracks are the most important condition for panels that slide lightly and quietly.
- Open the panels and remove large debris from the track with the vacuum nozzle.
- Loosen the remaining dust with a soft brush and vacuum again.
- Wipe the track with a damp cloth and dry it with a dry one.
- Check the drainage holes in the bottom track. If they are blocked, open them gently with a thin wire; these holes let rainwater drain outside.
Step 2: Check the wheels
If you feel snagging, hear rubbing or notice judder while moving each panel, dirt may have built up on a wheel or it may be worn. Clean around the wheel with a brush. If you notice a worn or broken wheel, do not try to remove it yourself; the weight of the panel means it could fall. Wheel replacement is part of our glass balcony repair and maintenance service.
Step 3: Clean and check the seals
The seals keep the gaps between panels, and between the panels and the profile, weather-tight. Wipe them with a damp cloth and dry them. Cracked, hardened or displaced seals let in water and wind, and in that case they need replacing.
Step 4: Lubricate with silicone
Apply a thin layer of silicone-based spray to the tracks and wheels and wipe off the excess. Do not use oil-based products or grease; they attract dust and soon make the track dirtier. A very small amount of silicone on the seals also helps keep them flexible.
Step 5: Clean the glass
For the inner surface, lukewarm water and a little neutral detergent are enough. Wash the glass with a microfibre cloth, draw the squeegee from top to bottom and finish the edges with a dry cloth. Cleaning glass in direct sunlight leaves streaks, so choose the morning or evening.
Cleaning the outer surface safely
One of the biggest advantages of folding systems is that you can fold the panels inwards and reach the outer surface from inside the balcony. When you do this:
- Never climb onto the railing or lean out.
- Open the panels one at a time and make sure the locking mechanism is engaged.
- Do not clean the outer surface in windy weather.
- Use a long-handled squeegee.
- Get professional help on high floors and for surfaces you cannot reach.
With sliding systems, access to the outer surface is limited to what you can reach by sliding the panels. We explained the difference between the systems in our folding or sliding article. With guillotine glass systems, it is important to operate the motorised mechanism according to its user manual.
Pre-winter checklist
- Are the drainage holes clear?
- Are the seals flexible and in place?
- Do the locks close the panels fully?
- Is there a gap between panels where light comes through?
- Do the panels slide quietly and lightly?
If you answer "no" to any of these, we recommend booking a service before winter. If you have a double-glazed glass balcony, checking the wheels and tracks is even more important because the panels are heavier.
What does a professional annual service include?
- Checking all wheels and bearings and replacing them if necessary
- Checking and renewing seals
- Adjusting locks and hinges
- Aligning panels and adjusting tracks
- Checking silicone and drainage
